Buying a home?
: Get your finances in order. Talk with a mortgage broker and get pre-approved for a mortgage. Getting pre-approved will significantly strengthen your offer presentation and give you leverage in multiple offer presentations, when you find the right home.
: Your financial portfolio is an important component when buying a home. Get your financial portfolio in focus as soon as possible and be aware of your credit situation. Contact your financial institution to obtain a copy of your credit report. This information is important to know prior to buying.
: Find an Realtor® that you trust and find competent, before you start looking for your home. This is also important as it can save you time and money in the long run.
: Think about what you would like in a home. Determine this early on in the process. Your housing needs and wants will determine what types of houses you should be considering looking at.
: Get familiar with the various types of housing available to you such as; condominiums, single family homes, and townhomes, etc,. More on these home types can be found in this section of the website in the home types section.
: With your Realtor®, get educated on how to set a value on a property. Establishing this will save you time when looking for your home and will manage your expectations.
: When you find your house, write an offer that you feel comfortable with and always supply a deposit cheque and a copy of your approved financing to add leverage to your offer.
: With the information you have acquired, your deposit cheque and approved financing in hand, your Realtor® will be able to negotiate your best deal, ultimately getting you your home for the best possible price!
: Always protect yourself by arranging for a home inspection. This condition should be a staple in any offer presentation. Never skip this step!
: If buying a new home or condo, educate yourself on the TARION home warranty plan and what it covers and when it covers it until.
: Prior to closing, secure homeowners insurance and take the time to understand what is covered and what is not covered. This is an important step in the process of owning a home and is very affordable.
: Talk to three lawyers and compare costs for their services when getting ready to close on your home. Also ensure you have budgeted for any closing costs that would otherwise be hidden to you.
: Moving can be a stressful event. If you plan to use a moving company to help you, book them in advance and always contact three companies to compare prices. It is always good food for thought to use a company that is referred to you.
: Always have two walk throughs accepted as part of your offer. One will be done a week prior to closing, with the second walk through done twenty four hours prior to closing. This is important as you want to make sure the house you bought three months ago still looks the same twenty fur hours before you move in.
: This is the largest purchase of your life. Move in, kick back and relax, and make sure you enjoy your new home!
